A Zia Flats is a six-building community at the northwest corner of St. Francis Drive and Zia Road, near the heart of Santa Fe. The architecture will draw on the southwestern style the city is known for, and the buildings will be arranged around open space and amenities, with mountain views in every direction. The Rail Trail runs along the edge of the property, so residents can walk or bike into the Railyard District or head south out of town for miles of riding. Zia Station sits just across Zia Road, so the Rail Runner commuter train to Albuquerque is a short walk away.

Q Is the location near shopping and restaurants?

A Yes. Albertsons, Walgreens, and other retailers are directly across St. Francis Drive, close enough to walk. Five minutes north you will find Whole Foods, Trader Joe’s, and the Railyard District, along with more shops and restaurants.

Q Can residents walk to the Rail Trail and Zia Station?

A Yes, both are steps from the property. The Rail Trail is open to walkers and cyclists, and the Rail Runner reaches Rio Rancho and Albuquerque in 45 to 60 minutes, which makes living in Santa Fe and commuting south a practical option.

Q When will Zia Flats open?

A We expect to begin leasing in early 2027, with the first move-ins targeted for April 2027. A detailed availability update will be posted in late 2026.

Q What is the unit mix, and what will rents be?

A Zia Flats will offer studio, one-bedroom, and two-bedroom apartments. A full breakdown of unit types, floor plans, and pricing will be posted in late 2026.

Q What amenities will Zia Flats offer?

A The heated, resort-style pool is nestled against an outdoor Kiva fireplace and an indoor-outdoor lounge allowing for amenity use year-round. The clubhouse will include a high-tech fitness center, work pods, pool table, a kitchen area, and a mail center with package lockers.
Courtyards and gathering spaces will be spread throughout the community, with landscaping, fire pits, grills, games, and comfortable seating.

Q Will Zia Flats be pet friendly?

A Yes. Zia Flats will have a dog spa and wash station along with a large dog run. Parks and trails are also close by.

Q Are there parks nearby?

A Yes. Candelero Park is across Zia Road from the community, and Ragle Park is a short walk away.

Q Are there ground-floor units with yards?

A Yes. Many first-floor units will have private yards, which get real use in Santa Fe’s climate.

Q Is valet trash service included?

A Yes. Valet trash pickup at your door is standard for every resident.

Q Will there be covered parking and EV charging?

A Yes. Garages open directly into building hallways, so you can get from your car to your apartment without stepping outside. Carports will be located throughout the community. EV charging stations will be available in the parking areas and can be requested in private garages.

Q How are the buildings laid out, and what security is in place?

A The community will be fenced and gated, with key fob access at pedestrian gates and car tags at vehicle gates. Each building is designed with interior conditioned corridors, which makes for quieter, more secure surroundings and lets residents move from the car to their door without going outside. Security cameras will cover the common areas, and the same key fob controls access to the clubhouse and pool.
